The city of North Miami, in Miami-Dade County, has opened a call for assistance to homeowners with limited income to repair homes that have safety, habitability, or energy efficiency issues. The program provides assistance of up to $60,000 per home, as long as municipal requirements are met.
The initiative, called Owner-Occupied Rehabilitation Program, is aimed at individuals who own their home and use it as their primary residence. Although the assistance can be forgiven, it is not a cash check or an unconditional grant: it is implemented through a deferred loan at 0% interest, subject to certain obligations.
The municipality has announced an application period from October 1 to 31, 2026, according to their official call page. However, there is an important warning for those who have not yet completed the process: October 31 falls on a Saturday and the office only accepts applications from Monday to Friday, exclusively by appointment. Therefore, it is advisable to call as soon as possible and confirm the final effective submission date, without assuming that in-person applications will be accepted on Saturday.
What repairs can the $60,000 cover?
The funds are allocated for essential work to improve housing conditions. According to the official program form, eligible interventions include:
- Repair of damaged roofs and coverings.
- Update of electrical and plumbing installations.
- Installation or replacement of hurricane-resistant windows and doors, when applicable.
- Improvements to insulation and air conditioning to enhance energy efficiency.
- Accessibility adaptations, such as support bars and handrails.
Financing is not intended for luxury renovations, purely aesthetic remodels, swimming pools, landscaping, or home expansions. Approved work must be carried out by contractors authorized by the city.
Who can apply for assistance to repair their home in North Miami?
Those interested must meet the requirements set for both the owner and the property. Among the main ones are:
- Own a residence located within the limits of the city of North Miami and live in it on a regular basis. The program accepts eligible single-family homes, duplexes, and condominiums.
- To have the exemption Homestead Exemption corresponding to the primary residence.
- Stay up to date with mortgage payments, property taxes, and insurance, as applicable.
- Not have any outstanding violations of municipal building or zoning regulations, in accordance with the conditions of the application.
- Present a property that needs repairs and meet the household income limit set for the program.
The location is essential: North Miami is a separate municipality from the city of Miami and North Miami Beach. Having a mailing address in the Miami metropolitan area does not necessarily mean that the residence falls within the eligible jurisdiction.
How much can a family earn to qualify?
The total annual household income must not exceed 80% of the area median income (AMI), according to the limits set by the U.S. Department of Housing and Urban Development (HUD).
The table published by North Miami for the fiscal year 2026 sets the following maximum annual incomes, according to the number of household members:
- 1 person: 76,300 dollars per year.
- 2 people: 87,200 dollars annually.
- 3 people: 98,100 dollars per year.
- 4 people: 109,000 dollars per year.
- 5 people: 117,750 dollars annually.
- 6 people: 126,450 dollars per year.
- 7 people: 135,150 dollars per year.
- 8 people: 143,900 dollars per year.
These amounts are income limits, not assistance amounts. The city reviews the financial situation of all household members according to the program rules.
How to apply for assistance and what documents to bring
The form can be downloaded from the North Miami website or picked up at the Department of Housing and Social Services. The completed application must be submitted in person and by appointment only.
The office is located at 12300 NE 8 Avenue, North Miami, FL 33161, and its announced hours are Monday to Friday, from 9:00 a.m. to 4:00 p.m.
Before attending, it is necessary to gather the documents required on the official list. Among them are:
- Complete, dated, and signed application.
- Document evidencing ownership and proof of being up to date with property taxes.
- Documentation of home insurance, recent utility bill, and mortgage statement, when applicable.
- The two most recent bank statements for the checking or savings accounts.
- Income verification for adult household members, such as pay stubs, tax returns or documentation of self-employment, pensions, and other applicable benefits.
- Identification of residents, Social Security cards, and documentation for minors according to the form.
- Proof of legal immigration status, through the documents or identification numbers detailed in the application, as applicable.
The form warns that incomplete documentation will not be accepted at the scheduled appointment. Applicants should review the complete list as additional supporting documents may be required depending on their situation.
Phone to request an appointment and warning about the closure
To check the availability of appointments, requirements, or the effective delivery deadline, owners can contact the Department of Housing and Social Services of North Miami:
- Phone: 305-893-6511, extension 20000.
- Email: housing@northmiamifl.gov.
- Address: 12300 NE 8 Avenue, North Miami, Florida 33161.
Although the municipal portal indicates Saturday, October 31, 2026 as the end of the period, the regular in-person assistance concludes on Friday, the 30th. Those interested should not assume that there will be a submission on Saturday: they must confirm directly with the office if there are still appointments available and when the acceptance of complete applications actually ends.
Do we need to return the money? How are the beneficiaries chosen?
The assistance functions as a deferred, interest-free loan (0%) that can be forgiven during the duration of stay specified in the program documents. To maintain that benefit, the owner must retain ownership of the property and continue to use it as their primary residence for the applicable term.
Therefore, applicants should carefully review the terms of the financing before signing, especially if they are considering selling the property, transferring it, or ceasing to reside in it.
In addition, meeting the requirements and submitting the application does not guarantee receiving the $60,000. The City Council explains that residents who qualify will participate in a lottery for the selection of beneficiaries. The assistance ultimately approved will depend on the assessment of the case and the eligible repairs.
The municipality also requires completing a home maintenance course approved by the city before the project concludes.
It is not the same home repair program as the one in the city of Miami
This announcement from North Miami should not be confused with the assistance of up to $150,000 for rehabilitating homes in the city of Miami previously reported by CiberCuba. These are different municipal administrations, each with its own funding limits, deadlines, and procedures.
For North Miami homeowners who need major repairs and believe they meet the requirements, the immediate recommendation is to check the official form and contact the municipal office before the deadline closes.
