Buying a home in Florida can be more accessible for certain workers thanks to Hometown Heroes, a state program that offers up to $35,000 to cover the down payment on a mortgage and the closing costs of the purchase.

According to the Florida Housing Finance Corporation (Florida Housing), the assistance is aimed at buyers who meet employment, income, and financing requirements, but it has one fundamental condition: the money is not a gift, but a loan that must be repaid.

The program, officially known as Florida Hometown Heroes Housing Program, aims to facilitate the purchase of a first home for essential service workers in the state.

Among its benefits are assistance with the down payment, coverage of certain closing costs, and mortgage terms that may include competitive rates and reductions on some fees.

How much money can be received?

The program allows you to request an amount equivalent to 5% of the first mortgage's value, with a minimum of 10,000 dollars and a maximum of 35,000 dollars.

For example, if the main mortgage loan amounts to 300,000 dollars, the assistance could be 15,000 dollars.

To reach $35,000, 5% of the mortgage would need to amount to that figure, always within the applicable financing limits and conditions.

This means that not all buyers receive the maximum amount advertised, and that the assistance is calculated based on the mortgage loan, not just on the sale price of the property.

Who can apply for Hometown Heroes in 2026?

The program stipulates that the 2026 edition is primarily aimed at full-time employees working for an established employer in Florida, within certain occupations.

Among the eligible categories are healthcare workers, school employees, childcare staff, paramedics and other first responders, public safety personnel, and workers in the judicial system.

It also includes members of the United States Armed Forces, reservists, members of the Coast Guard, and the Florida National Guard, as well as veterans who work full-time for a state employer.

Interested parties must verify that their occupation and employment status are among those authorized, as having a job in Florida alone is not sufficient to qualify for the benefit.

The list and requirements can be found on the official Hometown Heroes page.

Additionally, the buyer must meet the income and loan limits corresponding to the county where they wish to purchase the home, as well as the credit criteria established for the mortgage.

The 2026 funding guidelines, updated on September 17, establish a general minimum credit score of 640 for the loan options considered, although certain applications may require a higher rating.

The program is generally intended for first-time homebuyers. There are exceptions, including specific circumstances for military personnel and veterans, which must be assessed according to the current regulations.

It is also required that the property be used as the primary residence of the buyer, not as a vacation home or an investment intended exclusively for rental.

For Cubans and other immigrants residing in Florida, eligibility will depend on their immigration status and the conditions of the corresponding mortgage type. The rules for non-citizen applicants require proof of the ability to reside legally and permanently in the state.

Being Cuban, having a work permit, or practicing a profession included in the program does not guarantee approval by itself. The lender must verify the migratory, labor, financial, and credit requirements applicable to each application.

When do you need to repay the $35,000?

This is one of the most important aspects of the program, as the assistance does not function as a donation.

Florida Housing explains that the money is provided through a second mortgage for 30 years, with an interest rate of 0% and deferred payments.

This means that the owner does not have to make monthly principal or interest payments on that second loan as long as the program conditions are met, but the debt continues to exist.

The amount must be refunded in full when any of these situations arise:

  • The owner is selling the property.
  • Refinance the first mortgage.
  • Transfer the deed of ownership.
  • Stop using the property as your primary residence.
  • The loan reaches maturity if no other cause for payment has occurred beforehand.

The financing rules also include the maturity when the first mortgage is paid off or satisfied.

For example, a person who receives $20,000 from Hometown Heroes and decides to sell their home several years later must repay that loan according to the terms of the second mortgage.

The 0% rate means that the assistance loan does not accrue interest, but it does not mean that the debt disappears over time.

The official documentation explicitly describes this financing as non-cancellable, so it should not be confused with grant programs that provide non-repayable funds.

Is there still money available?

The administration platform eHousingPlus indicated on Wednesday, October 28, 2026, that there were more than 20 million dollars available for down payment assistance through Hometown Heroes.

The figure corresponds to the availability shown that day and may change as lenders reserve funds for new operations.

Mortgage interest rates also vary depending on the type of loan and the conditions in effect at the time of booking, so interested parties should consult the updated values before making a decision.

The existence of available funds does not mean that all requests will be approved, nor does it constitute an announcement of a new opening of the program.

How to request assistance?

The first step is to contact a lender participating in Hometown Heroes to verify eligibility and available financing options.

Florida Housing has a directory of lenders and real estate agents available on its official website.

The lender must verify the employment situation, income, credit history, first-time homebuyer status when applicable, and the property's requirements.

It will also explain the amount of the first mortgage, the assistance that may be available, and the obligations associated with the second mortgage.

Florida Housing warns that applying for Hometown Heroes assistance is free and recommends being cautious of those who require upfront payments to submit an application to the program.

The state authorities also clarify that this funding is intended for the purchase of a home, so it should not be confused with municipal aid for repairs or rental payments.

In North Miami, for example, there is a program of up to $60,000 to rehabilitate homes for eligible homeowners who meet certain criteria.

In that same city, another assistance of up to $4,800 is intended to cover expenses related to the move to a rental home.

Both programs rely on the municipal administration of Miami-Dade County and have different conditions than Hometown Heroes, which operates at the state level and is specifically aimed at facilitating home purchases through mortgage financing.
