A Cuban real estate agent based in West Palm Beach has become one of the most entertaining phenomena on TikTok so far in 2026: instead of filming boring property tours, Yeikol Pérez promotes them by remixing the catchiest tracks from the Cuban roster, and the Latino community in Florida can't stop laughing.

His account @yeikolpalmbechrealtor has accumulated hundreds of thousands of views spread across several viral videos where the rhythm of the distribution replaces traditional sales discourse.

The video that went the furthest features a house in Lake Worth for $32,000 and has already surpassed 452,500 views, 28,700 likes, and more than 4,190 shares. In it, Yeikol performs a version of "Dichávate" —the megahit by Ya Ice Dilan, Rey Tony, and Helabusador— and boldly adapts the lyrics to describe the property.

On June 17, it was time for a property in West Palm Beach for $17,000, this time featuring Bebeshito.

The reactions in the comments are a flood of laughing and clapping emojis, with users clearly of Cuban background—flags of the island in their names, references to the homeland—celebrating the ingenuity of the method. The general sentiment was summed up by a comment that became almost as viral as the videos themselves: "I don't even have money for rent, but I watched it all."

The context helps to understand why the format works so well: the Cuban riff is the genre of the moment among the diaspora, with "Dichávate" climbing to the top of the listen charts in countries like Spain and Panama, and figures like Maluma or the footballer Vinicius Jr. joining the craze. Yeikol simply took the language that his community already speaks and applied it to selling houses.

He is not the first to mix Cuban humor with the real estate market: in February, a Cuban on the island went viral presenting a home with unfinished walls in the style of an American agent, for just $2,500. The difference is that Yeikol sells actual homes in Florida, in one of the most dynamic real estate markets in the country, where the median price exceeds $714,000.
