The city of North Miami, in Miami-Dade County, will launch a aid program of up to $9,000 for homeowners aged 62 or older who need to make urgent repairs to their homes. This assistance is aimed at low-income individuals and does not need to be repaid.

The city council confirmed the opening date on its official application page, where the Elderly Emergency Repair Grant  program is listed, aimed at assisting seniors who live in a property they own.

The applications are not yet open. Interested individuals will be able to check the updated information starting Monday, November 16, when the call is scheduled to begin.

According to the municipal government, the program provides a one-time grant of up to $9,000 to address issues that pose an immediate danger to the safety of residents or property.

Repairs eligible for assistance include damage to roofs, plumbing issues, water heaters, electrical installations, sewer systems, windows, and doors.

It also includes accessibility improvements, such as the installation of ramps and handrails, to facilitate mobility and reduce the risk of accidents within the home.

The money is given as a grant, not as a loan. This means that beneficiaries will not be required to repay the funds received for approved repairs.

The assistance is funded with resources from the U.S. Department of Housing and Urban Development (HUD), through the federal Community Development Block Grant program, known as CDBG.

To access the benefit, homeowners must be at least 62 years old, reside in North Miami, and occupy the home that needs repair.

The municipal guidelines published in October 2024 also state that the total household income must not exceed 80% of the area median income, known as AMI.

That document also requires that the property has recognized tax exemption for primary residence (Homestead Exemption), that the owner is up to date on property tax payments, and that the need for repairs is deemed an emergency.

The above guide includes other criteria related to immigration status, available financial resources, and prior assistance received from the city.

However, these conditions correspond to the rules published in 2024 and may be modified for the call in November 2026. Therefore, those interested should verify the current requirements before submitting their application.

The program can be especially useful for elderly Cuban homeowners residing in North Miami who need to make costly repairs but do not have sufficient resources to finance them.

However, there are some important details: meeting the minimum age does not guarantee receiving the $9,000; the authorized amount will depend on the assessment of the need for repair, compliance with the requirements, and the availability of funds.

Those wishing to apply for assistance should consult the municipal page for programs and applications, where the opening will be announced and information about the corresponding procedure will be provided.

So far, the city council has not published a specific verifiable form for the call on November 16 on that page, nor has it announced a closing date.

To resolve any questions, residents can contact the North Miami Department of Housing and Social Services at 305-893-6511, extension 20000, or write to housing@northmiamifl.gov.

The municipal office is located at 12300 NE 8th Avenue, North Miami, FL 33161.

This grant is different from the municipal program for the rehabilitation of owner-occupied homes, which offers larger loans and has a separate application timeline.
