The President of the United States, Donald J. Trump, stated that his administration is "restoring the American dream" through a housing policy that has begun to ease rental costs across the country.
According to a statement from the White House, the national average rent fell by 6.2% in January, its lowest level since 2022 and the sixth consecutive month of decline, marking the largest drop in more than two years.
"President Trump is providing real and immediate relief to American families facing high housing costs," the statement emphasized, adding that the administration "remains committed to restoring the American dream of home ownership for all Americans."
The White House attributes these results to a comprehensive housing plan that combines increased supply, reduction of bureaucratic barriers, and stimulation of construction, along with other economic measures that have helped lower gasoline prices, improve wages, and reduce mortgage rates.
Various national media outlets —including CNBC, Los Angeles Times, and Realtor— confirmed that cities such as Los Angeles, Denver, Phoenix, San Diego, and Dallas have experienced significant decreases in rental prices, marking a trend reversal after years of increases.
Miami also feels the change
Miami, one of the most expensive cities in the United States for renting housing, is starting to show signs of relief for the wallets of its tenants.
After years of steady increases and seemingly insatiable demand, rental prices are beginning to decline.
Although the decline is not uniform throughout the city, the trend has sparked hope among those who have been enduring continuous increases in their rental contracts.
Real estate experts agree that "for now, the market will remain stable and may even continue to decline," although they warn that the extent of the decline "depends on the area where you live."
According to a report from the company Zumper, rents in Miami have decreased by up to 10% compared to the previous year.
A one-bedroom apartment, which used to cost around $2,800 per month, is now averaging $2,500, while two-bedroom apartments have decreased from $3,700 to $3,400.
Although it remains one of the most expensive cities in the country—the sixth most costly city to live in the U.S., according to reports—this slight but significant reduction represents a relief for thousands of residents.
However, the cost of living in Miami remains skyrocketing, which forces many young people and adults to continue living with their families, as they are unable to afford their own housing.
According to the Miami Herald, monthly expenses in South Florida are around $5,000, with rents easily exceeding $1,500, while salaries are not keeping pace.
Vinicius Pérez, 26 years old, arrived from Venezuela in 2023 and lives with his mother and brother in Kendall.
"The cost of living is so high that it's complicated to live alone," he said. After a work accident, he lost his savings and had to rely on his family.
Another resident, Damian Hapke, 25 years old and an entrepreneur in the insurance sector, lives with his mother and his partner. He acknowledges that the lack of privacy is challenging, but he claims that staying at home allows him to save money and avoid debt.
For many in Miami, independence is no longer a choice but an unattainable luxury, even with job stability.
